Almost every leaking shower we are called to in Toronto has the same root cause, and it is not the tile. It is what is — or is not — underneath it. Tile and grout are not waterproof. They are a wearing surface. The layer that actually keeps water out of your joists is the membrane behind them, and when that layer is missing, thin, or stopped short at the wrong place, the tile above it will look fine for two or three years and then start costing you money.
This guide covers what waterproofing a bathroom actually involves, what it costs in the GTA in 2026, and how to tell whether the quote you are holding includes it properly.
Tile and grout are not waterproof
Cement grout is porous. Water passes through it steadily, and in a shower used daily that adds up to a meaningful volume soaking into whatever sits behind the tile.
If that is standard drywall, or greenboard, or an older mortar bed with no membrane, the water has nowhere to go. It sits. Over a few seasons you get the familiar sequence: grout that darkens and never dries, a musty smell that cleaning does not fix, tiles that sound hollow when tapped, then a stain on the ceiling below.
By the time the ceiling stains, the repair is no longer a bathroom job. It is a bathroom job plus framing, plus drywall, plus paint, in two rooms.
Why showers leak in Toronto homes
Three causes account for most of the failures we open up.
- No membrane at all. Common in pre-2000s builds and in fast flips. Tile was set straight onto backer board or drywall with no waterproofing layer.
- A membrane that stops too early. The installer waterproofed the shower floor and the first foot of wall, then stopped. Water travels further up than people expect — especially in a standing shower with a wall-mounted head.
- Unsealed penetrations and corners. The flat field of a wall is the easy part. Leaks start at the drain flange, the mixing valve, the niche, and the inside corners where two planes meet and the membrane has to bend.
Older Toronto housing stock adds a fourth factor: seasonal movement. Freeze-thaw cycling and dry winter heating move a building slightly. Rigid, unsealed assemblies develop hairline cracks at exactly those corners.
Sheet membrane vs liquid membrane
Both are legitimate. They suit different situations, and any contractor should be able to tell you which they are using and why.
Sheet membrane is a bonded polyethylene sheet — Schluter KERDI is the name most homeowners have heard — set into thinset over the substrate. Its thickness is manufactured, not applied, so you get a consistent layer everywhere. You can tile over it the same day. It is our default for showers and wet rooms.
Liquid membrane is a roll- or brush-applied coating, built up in two or more coats. It handles complicated geometry — curved walls, benches, odd niches, a cluster of pipe penetrations — better than sheet, because it flows into shapes a sheet has to be cut and folded around. The tradeoff is that thickness depends entirely on application. Applied thin or in one coat instead of two, it fails. It also needs proper cure time between coats, which is where rushed jobs go wrong.
In practice many bathrooms get both: sheet across the large flat areas, liquid at the penetrations and transitions.
Waterproofing before tiling: the sequence matters
The order of operations is not flexible, and it is the single most useful thing to check on a quote.
- Substrate prep — remove old finishes, repair and level, make sure the surface is sound and dry
- Pre-treat corners, seams, and the drain assembly with reinforcing band
- Membrane over the full wet zone, lapped correctly and carried past the wet area boundary
- Flood test or inspection before a single tile goes on
- Tile, then grout, then seal
If a quote goes from demolition to tile with no line item in between, waterproofing is either not happening or it is being absorbed into "prep" — and you will not be able to tell which until it fails. Ask for it as its own line.
The flood test matters too. Once tile is on, you cannot inspect the membrane. Testing before tiling is the only cheap moment to catch a problem.
What bathroom waterproofing costs in the GTA

What moves the number:
- Area. A standard tub surround is a fraction of the membrane a full walk-in wet room needs.
- Penetrations and detail work. Niches, benches, linear drains, and multiple valves each add reinforcing and hand-detailing.
- Substrate condition. If the existing wall is soft, uneven, or already water-damaged, it has to be made sound first. This is the most common reason a real quote comes in above a phone estimate.
- Access. Third-floor walk-ups and tight condo elevators add labour that has nothing to do with the bathroom itself.

For context on the alternative: repairing a leak that has reached the subfloor typically runs several times the cost of having waterproofed correctly in the first place, and that is before drywall and paint in the room below.
How long it takes
Waterproofing itself is fast — usually one day for a standard bathroom, including detailing. Liquid systems add cure time between coats.
As part of a full project, most of our tile and microcement work wraps in 3–5 days end to end. The waterproofing day is not the one to compress. Membrane that has not cured before tile goes on top of it is money spent for no protection.
Pools work the same way, at a different scale
The principle is identical — a continuous membrane, properly detailed at every penetration — but a pool shell carries constant hydrostatic pressure rather than intermittent splash, and it moves with ground and temperature conditions year-round.
That means different materials, more attention to expansion joints, and detailing at the returns, lights, and skimmer. Concrete pools in Ontario also spend months under freeze-thaw stress, which finds any weak point in a shell.
If you have a pool losing water and you have ruled out plumbing, the shell is the next place to look.
Questions we get asked
Can I waterproof over existing tile?
Usually not properly. A membrane needs to bond to a sound substrate, and tile is a wearing surface with grout joints. Coating over it is a cosmetic fix that traps existing moisture.
Does the whole bathroom need it, or just the shower?
The wet zone at minimum — shower, tub surround, and the floor around them. Full-floor waterproofing is worth it for a wet room, a curbless shower, or any bathroom above finished living space.
Is this required by code?
Ontario requires shower and tub enclosure surfaces to be finished with a moisture-resistant assembly. How that is achieved varies by build, so confirm specifics with your municipality or contractor for your project. Beyond code, most manufacturer warranties on tile assemblies assume a compliant membrane is present.
How do I know it was done right?
Ask for photos of the membrane before tiling, and ask whether a flood test was performed. Any contractor doing it properly will have both, because they take the photos for their own protection.
